8 covered spaces are formed by pushing the first floor space to the north. This move also gives the first floor space its own identity and allows for a roof top gathering space at the second floor.

The low E, insulated window walls provide large amounts of natural daylight without the heat. Custom fabricated shade fins designed by the architects keeps direct sunlight off the windows to reduce glare and heat gain. The expanded metal is solid in the direction of sunlight and appears open from the inside to allow filtered views.
